Architecture915 is a full service architectural firm founded by Patrick LaCorte, a registered architect in the State of New Jersey since 1988. Patrick has provided architectural services for many diverse projects including single and multi-family housing, retail stores and restaurants, office buildings, doctor’s offices, municipal buildings, elementary, high school and higher education buildings and hospitals. Patrick also specializes in sustainable (green) design, and has been a US Green Building Council LEED AP since 2003. In September of 2015 he formed Resilient Architectural Design+Construction to provide services for all of the project types mentioned above. In September of 2019 he changed the name of the business to Architecture915.

Services

  • Schematic DesignCreating the initial design of the project, based on the owner’s construction program, incorporating all program requirements, including space requirements, flow through and around the building or spaces, exterior style and material selections, and assuring that the design is prepared in compliance with local zoning regulations and governing building codes.
  • Zoning Board servicesPreparation of applications to the Zoning Board, coordination with the owner’s land use attorney and representation on behalf of the owner at the Zoning Board meeting.
  • Construction DocumentsOrganizing and preparing a complete set of drawings and material specifications for use in obtaining competitive bids, permit applications and for construction of the project. Documents include all architectural, structural engineering, plumbing/fire protection/mechanical and electrical engineering.
  • Interior DesignDesign and documentation of residential and commercial interior spaces, including space planning, built-in millwork, floor, wall and ceiling material and color selections, lighting and window treatments.
  • Bidding AssistanceAssisting the owner with bidding to multiple contractors, including responses to bid questions, generally assisting the owner during the bidding process, reviewing the submitted bids, checking contractors’ references and making a recommendation to the owner regarding award to a contractor based on information gathered about the bidders.
  • Construction AdministrationRepresentation of the construction design on behalf of the owner during the construction of the project including review of shop drawings, submittals and schedules responding to requests for Information (RFIs) attending construction progress meetings, preparing punch-lists and assistance with project closeout.
